Real Estate already has a poor reputation as an industry and its agents who most commonly get the blame for this As we all know real estate agents use real estate websites and that they, generally speaking, end up paying very large amounts to be on those sites
Its not typically discussed that agents not only rely on these sites but also actively lobby them to keep the publics own listings out. Its useful to know that realtors and the property sites that they use have a vested interest in keeping the public off the sites.
What this means quite simply is that fsbos just cannot compete and this is grossly inappropriate
At this very moment a property website in Australia has acted to go a step further between fsbo or agent assisted sales and regulation property sales.
Not content to prohibit private sales the market power website has sought to hinder a small company which helps fsbos via an agent assisted sale. Without any chance to prevent the errant behaviour the PropertyNow Australian portal has sought the intervention of the industry regulator known as ACCC.
The moniker means Australian Consumer and Competition Commission. It is hoped and appears very likely that the market power will be found to have decimated those laws produced to ensure competition within real estate or any other such industry.
The obligations of companies are powerfully compelling. There are enormous financial impositions and other remedies that be applied if a company breaks the very serious Consumer and Competition Act.
It seems hard to believe that an already secure company and one which is a recognisable would jeopardise its own business operations with the prospect of obtaining little of value even if it wins and one which in any case, has so little benefit.
It only needs a proof that the giant property site is in fact a Market Power, in order for the allegations to stick an actual breach of law.
If so then market price of the company could fall dramatically.
With that kind of news, the appetite for the fight might pass very quickly. The ruthless attempt to harm the tinier site may prove highly litigious and a PR disaster for the entrenched portals.
The attempts by those who staff those agent onlyportals so as to keep private sale listings as banned listings are quite sure to go awry.
The designing of property portals to keep the little guys out in the cold is one thing, but when it begins to penalise the public, then its an entirely different matter.
The determination of the real estate agent only websites, to exclude agent assisted assisted sellers will die At some point the portals and agents will need to accept the publics wishes.
The regulators pressure will certainly accelerate the change.
The co-operating of real estate agencies and portals in order to uphold the inequity is a national problem in in online property marketing but slowly agents are beginning starting to lose their monopoly and so private sellers are growing their sales numbers.
